Head of Property 

Part-Time (3/4 days per week)

Role purpose

 

You'll manage the Premier Foods property portfolio to ensure the operational needs of the business are met and act as the central source for advice and information on all property related matters..

 

What you'll be doing:

 

  • Recommending overall strategy for all properties, to include acquisitions, renewals, property management, disposals and other ad-hoc activities e.g. optimum use and value of existing operational and legacy sites
  • Identifying service providers for all Property services, including management, landlord and tenant specialists, rent review specialists, rating advisors and mitigation specialists, valuation specialists, planning consultants, EPC consultants, environmental consultants, specialist legal & technical advisors, building surveyors, project managers, selling and letting agents, space planners and refurbishment suppliers.
  • Overseeing and liaising with the Services Providers appointed by/or on behalf of Premier Foods, taking reasonable steps to ensure that they act in our best interests.
  • The procurement and approval of day to day management services in line with Premier Foods policies.
  • Working with Services Providers to co-ordinate the implementation of sales, lettings, assignments, underlettings, surrenders and rent reviews.
  • Liaising with Premier Foods advisers. including solicitors, tax advisors and insurers, on issues relating to the strategic management of properties.
  • Advising, where appropriate, compliance with obligations as landlord.
  • Maintaining a central database of property details: tenures, rents & rates etc.
  • Managing historical enquiries and insurance queries, using material in the property archives and personal knowledge.
  • Providing monthly management reports.
  • Providing advance annual budgets, forecasts, estimates for property related costs and provisions.
  • Analysing expenditure and working with the finance team on analysis and ad-hoc projects as required.
  • Supporting on business transactions, preparing and arranging appropriate due diligence materials, working with M&A advisors, solicitors and other internal and external consultants as required.
  • Leading site closures team, advising on all aspects of site decommissioning, clearance, asset disposal and hand over activities.

 

What we need from you:

 

  • Graduate and ideally qualified (or QBE) surveyor
  • Demonstrable experience of in-house property management or surveying
  • Good working knowledge of property law
  • Ability to thrive in a fast paced environment
  • Prepared to travel to make site visits as required
